Make sure the space you choose is the right size. This is more difficult than it sounds. Of course, you don’t want something that’s too small. But you should really look for something that allows for a little growth, without being too big. When you realize in a month that you need one more salesman, or you decide you want to take on an intern, you should have a place to put them, but if you have a dozen empty offices, you’re probably going to end up spending a lot more than you can afford.

Good Feel

Although this isn’t the most important thing to look for, it’s still a pretty big deal. A light ambiance, both metaphorically and literally, will help your employees be happier and more productive.

Terms

This one is pretty obvious, but it’s also important not to overlook it. Make sure the terms are in your favor. Negotiate everything, from the price to the renewal date. You’ll want to make sure that you get the space after the renewal date if you want it. You don’t want to get kicked out just because some other company offered a little more money than what you’re paying. You should also pay attention to how much your rent can be raised, and when.

Convenience

Your office space should be convenient, both to your customers and your employees. This will make everyone happier, and increase retention, both in staff and in clients. It’s worth a few extra dollars.
